Design Narrative

This project was a multi-phased Whole House Remodel of an existing Residence in Boulder, Colorado.  The biggest challenge of this project was it's location within the Floodplain, which limited the amount of work which could be accomplished per year.  In response, the project was carefully "master-planned" and broken into three construction phases.

The goal of the project was to provide an overall refresh to an existing 1970s brick-and-batten ranch house which had undergone a major addition.

Phase 1

In this case, we saved the best for first!  This Phase included the more dramatic transformation of the major remodel pieces and development of the overall style and concept. 

 

The remodel also included relocating the stairwell  and structural modifications to the Upper Level; Opening and Remodeling the Kitchen and Living Room, Master Suite, Mudroom, and Powder Bath.  

Phase 2

This was the lightest of the Phases (let's call it Intermission).  The work involved replacing the majority of the remaining windows, as well as revising the huge picture windows at the Bay Window Area.

Phase 3

The final phase and the home stretch!  Fortunately the bulk of the work has been completed, and now that is left is largely exterior cosmetic work.  We completely repainted the exterior, new custom garage doors, and repaired/reconstructed the existing Balcony.

In addition to the Exterior work, the Southwest Wing of kids bedrooms and bathrooms were also remodeled to match the remaining house.
