Design Narrative:

This is a Speculative New Construction Residence on a 20,150 SF Lot in Boulder, CO.  The Lot has steep grade and great views, which offered challenges in getting the perfect position.

Due to the Lot, the home is comprised of a sprawling 3-Level Floor Plan with extensive floor-to-ceiling windows, outdoor patio spaces and numerous balconies and roof decks.  The style of the house is intended as modern, steel-incorporated structure with flat planed roofs, pergolas treatments.  The exterior materials are 1 of 3; wood siding, limestone, and metal cladding.

In total, there are 6 Bedrooms, 6 Bathrooms, 1 Powder Bath, and Home Office. 

The 3-Car Garage is located on the Lower Level, as-is the mechanical equipment, mudroom, finished basement and guest suite.  The Main Level has an open-plan, balancing a Living Area and Kitchen/Dining which opens onto a large open Patio.  Additional spaces include the Office, Library Nook, Bedroom Suite, and Walk-in Pantry and Wine Room.

The Upper Level are where the remaining Bedrooms and Laundry are located.  The North section includes 3 Bedroom Suites while the Southern Section is all dedicated to the Primary Suite; Dressing Room, Bedroom, Bath, Dressing Room, and Balcony-Roof Deck.
